This property was originally listed with another real estate team for $585,000, and sat on the market for 71 days with no offers.  The Sellers decided to cancel the listing and to list the property with our team.  Our team recommended to list the property at $539,888.  We were able to generate 5 offers in a little over a week (ALL above list price!), and sold the property for $582,000!  This sale is a great example of pricing your property correctly to potentially generate multiple offers, and a quick sale.

We sold this property in a week for full price!  When we do not represent the Buyer, there are things in a transaction that are sometimes out of our control.  For this property, the Buyers wanted a 21-day escrow.  Our Sellers were moving out of state, and bent over backwards to try to accommodate them.  By day 25, the Buyers still were not ready to close the transaction.  Our Sellers were put in a bind, as they needed the closing funds to facilitate their move out of state, which had already been scheduled with the moving company.  We were able to negotiate a pre-release of some of their proceeds to assist in their move out of state, and the transaction closed on day 31.  Buying a property is like taking an airplane flight across the country.  When you start out on your trip you have no idea how the trip will go - and neither does the pilot!  You could run into 50 different types of turbulence, or you could have a smooth flight and land on time.  Certainly, the pilot will try to use his or her experience to navigate around storms and go for the smoothest flight plan, but if they are honest, they cannot promise you a turbulence-free trip.  Their job is simply to get you to your destination in the least time, with the smallest amount of aggravation, and to keep you informed throughout the trip.  As your real estate team, we see ourselves as the pilots of your plane.  Our job is to assist you in selling your property for the highest possible price, in the least amount of time, and with the smallest amount of aggravation.  We cannot promise you no turbulence, but we can promise you we will utilize almost four decades of experience and expertise to take you on the smoothest flight possible.  If we hit turbulence, we will not bail out on you!  We will be your teammates throughout the flight until we get you safely to your destination.

Our Buyer was currently in the process of selling her condo in Torrance, so our offer was contingent on the sale of that property.  Not only were we able to get our Buyer’s offer accepted with the contingency to sell her condo, but we were able to get ALL of her closing costs covered by the Seller, so she only came out of pocket her down payment!  On top of that, we were able to negotiate $4,000 in repair credits for our Buyer and we closed both this property and her condo in Torrance well ahead of our scheduled closing dates!

This property had a Notice of Default (foreclosure notice) on it.  Our team is very experienced with distressed sales.  We even negotiate short sales for other agents in the South Bay.  We were competing with multiple offers on this property.  Not only were we able to negotiate a $10,000 credit from the Seller to the Buyers to be applied toward our Buyers’ closing costs, but we were able to negotiate an additional $18,860 in repair credits during the escrow period!

This brand-new property was being built when our Buyer purchased it.  Many Buyers are unaware that most builders will cooperate with outside agents, so you can have your own representation.  Once this Buyer asked our team to get involved, we read every line of the hundreds of pages of paperwork she needed to sign for the new build.  She had considered going directly through the builder before getting us involved.  We brought many important clauses in the paperwork to her attention, including the release of her appraisal contingency up front.  She had been to the site many times, and this clause and the potential consequences of waiving it up front were never brought to her attention.  Our Buyer also considered going with the builder’s lender who was offering a credit for Buyer closing costs.  Many Buyers are unaware that when lenders offer this incentive, they usually are charging higher fees or offering a higher interest rate to make up for the credit offered.  It is very important to have a team in your court to protect your interests and your deposit.  In summary, this Buyer decided to have our team represent her and she also went with our lender for her loan, as our lender ended up saving her more money than the builder’s lender.
